We will estimate the waste cost and provide you with a quote for the initial clearance. Followed by an estimate of how much we could acheive from the sale of other items

Anything potentially sentimental will also be saved and returned to you. As soon as the clearance has finished we will send videos and images and return the keys

Once the sale of items has been completed from you house clearance we will send you payment. Yes. We don’t just clear the property, we can also:
Sometimes, most items do need disposal. When that happens, we carefully separate recyclable waste from non-recyclable waste, reducing disposal costs, and passing those savings on to you.
Quite often, during this process, we uncover an item of value that further reduces your overall cost.
Many traditional house clearance companies simply arrive, take everything away, and send it to landfill or disposal sites. That might solve the clear-out, but it often delivers little return on your assets, and can be wasteful. Some companies might promise auctions for valuable items, but hidden fees, storage charges, and slow timelines frequently mean you end up with less than expected — or nothing at all.
Before you sign anything, ask:
What’s included in the price?
Do they handle disposal licences and permits?
Is waste recycled or donated where possible?
Will any items be resold on your behalf?
Are there any additional fees?
Some homeowners turn to auction houses to recoup value from contents. In theory this sounds great — but in practice auctions bring extra complexity:
Auction houses often charge entry, cataloguing and commission fees
You may have to pay for storage until the auction date
Unsold items can be left requiring separate clearance
There’s no guarantee of quick sale or good price
For many people, this layered cost and extended timeline don’t deliver the value they hoped for.
If you’re facing a house clearance, one of the first questions you’ll ask is: “How much is this going to cost?” The honest answer is — it depends. But understanding how the industry works will help you see why prices vary so much, and how to avoid overpaying.
On average, a full house clearance in the UK can range from:
£300–£600 for a small flat
£600–£1,200 for a standard 2–3 bed house
£1,200+ for larger properties or heavily cluttered homes
However, these figures can change significantly depending on access, parking, location, type of contents, and — most importantly — how much waste is involved versus items with resale value.
